From preserving heritage character to designing modern family homes that last, today we’re talking about what makes great building design in the Illawarra and Southern Highlands. I’m speaking with Nicholas Serafin, founder of Serafin Constructions, a local builder known for his craftsmanship and experience across everything from detailed renovations to luxury acreage homes.

Blending old architecture with new

Adam:
Many homes in the Southern Highlands and Illawarra have beautiful period character. How do you strike the right balance between preserving heritage charm and adding modern comfort and functionality?

Nicholas:
Older homes in this region have incredible bones: high ceilings, timber floors, sandstone, and those classic proportions that give them so much warmth. When we approach a renovation or extension, the goal is to respect the home’s heritage while improving it for modern living. We’ll often retain key features like the façade or original fireplaces, then introduce light, open spaces, and better flow to connect the home to the outdoors. The trick is matching materials and making sure the new and old feel like they belong together.

Understanding the local landscape

Adam:
What unique building considerations come into play when you’re working on a property by the coast versus one on acreage or in the Highlands?

Nicholas:
Coastal builds around Wollongong face salt, wind and humidity, so we choose materials that can handle that environment; things like stainless steel fixings, non-corrosive claddings, and finishes that don’t deteriorate quickly. In the Highlands or on acreage properties around Bowral or Mittagong, it’s all about insulation, orientation and working with the terrain. You’re dealing with frost, temperature variation, and sometimes sloping blocks. Every site has its quirks, but understanding those conditions helps us design homes that fit the landscape and climate.

Family-friendly functionality

Adam:
Are open-plan living areas still the priority for modern families, or are you seeing more interest in defined spaces for privacy and flexibility?

Nicholas:
Open-plan is still popular, but it’s evolved. We’re seeing a lot of interest in semi-open layouts, where the kitchen, dining and living flow together, but you also have a second lounge, media room or home office for quiet time. People are working from home now, kids are studying, and everyone needs their own space.

Building a home for longevity

Adam:
What are some of the small design details or build decisions that make a home truly long-lasting?

Nicholas:
It’s the little things that often make the biggest difference. Site preparation, drainage and structural integrity are huge; if those aren’t right from the start, everything else suffers. Then it’s about using quality materials in the right places: solid frames, proper insulation, good windows, and finishes that age well. We also think about maintenance, designing so water runs away from the house, using durable cladding, and ensuring easy access to services. When a home is well built and well detailed, it doesn’t just look good on day one; it’s still performing beautifully 20 or 30 years later.

Sustainability and efficiency

Adam:
What sustainable inclusions, like passive design, insulation, solar or water collection, deliver the best long-term benefits for families in the Highlands and Illawarra climates?

Nicholas:
In our climate, passive design and insulation are the real heroes. Using double glazing and good roof and wall insulation can dramatically cut heating and cooling costs. Solar is also a no-brainer now. Battery storage is becoming more affordable, and water tanks are pretty standard in the Southern Highlands.

Customisation and personalisation

Adam:
Every family lives differently. How do you help clients translate their lifestyle, whether that’s entertaining, working from home or raising kids, into a design that works for them day to day?

Nicholas:
That’s where collaboration really matters. We spend a lot of time upfront getting to know how our clients live, who’s home during the day, how they entertain, whether they have pets or extended family staying over. From there, we tailor the layout, storage and finishes around their lifestyle.
